Macon-Bibb P&Z to consider conditional use approval for 7-Eleven travel center, per draft agenda

MACON, Georgia (41NBC/WMGT) – The Macon-Bibb County Planning and Zoning Commission is set to consider a proposal for a new 24-hour 7-Eleven convenience store and travel center at its October 28 hearing, according to a draft agenda released on Wednesday.

According to Planning and Zoning, items listed on draft agendas are for informational purposes only and are subject to change until the final agenda is posted.

As its currently proposed, the center would be located at 5250 Sardis Church Road at the southwest corner of the Interstate 75 interchange (Exit 153).

The applicant, John Green/Foresite Group LLC, is requesting conditional use approval to develop the vacant 31-acre site, which currently only has a cell tower, according to the application. Plans for the project include a 7-Eleven with fuel dispensers, truck parking and fueling stations and four additional commercial outparcels.

“The four outparcels will provide further commercial opportunities to developers along the corridor and in the vicinity of Exit 153 after construction of the 7-Eleven is completed,” the application stated.

The travel center would offer fuel, food options like pizza and breakfast items, Slurpees, and Big Gulp beverages, according to the application. It would include 14 truck parking spaces with four diesel pumps. The convenience store would be located near the front of the property and would have approximately 41 parking spaces and eight fuel dispensers.

According to the application, the commission approved rezoning of the property from agricultural (A-5) to Planned Development Interchange (PDI) in April 2021. The application mentions a Love’s Travel Center across the road from the proposed site, saying the conditional use is justified “as the existing site immediately across the street has a more intense use, a truck stop about three times the site area, than the proposed site.”

The applicant says a travel center “matches the needs and intent of the immediately adjacent properties,” mentioning a traffic study found that the proposed use of the site would not cause excessive use of streets and other facilities since it will “mainly be used by traffic coming from and going to the adjacent interstate.”
